Generally speaking, an easement is a right to enter or use someone else’s property for a specific reason. It remains in force even if the property is sold and is also transferable. Conversely, a license is permission to enter or use someone else’s property for a specific reason. Licenses are typically revocable. Deed restrictions, which include CC&Rs, restrict what you can do with your property and are very difficult to defeat.
